The HAP Story

Hospitality Asset Procurers, LLC (“HAP”) is in the business of investing in and developing ground up hotel assets as well as other select real estate ventures. We create joint ventures as well as acquire hotels on an exclusive basis. In addition to investing & developing we help interested parties acquire quality hospitality assets as well as assist owners position their hotels for disposition.

HAP has been involved in over $300 million of hotel and real estate transactions. Co-founders Kirit Patel and Ketan Patel have over 40 years of combined hotel experience. Their network of contacts in the hotel industry include REITs, hotel lenders, hotel brokers and numerous individual hotel owners around the country.

HAP has established a strong reputation in the hospitality industry by conducting each and every transaction with the utmost integrity. Each acquisition, investment or development is executed with an eye towards building a long-term partnership with all stakeholders.

Kirit Patel

Principal & Co-Founder

Kirit Patel has been involved in the hospitality industry for over 30 years. He previously served as Senior Vice President of Global Capital Markets and National REIT Leader of a NYSE listed company. Working with major investment banks, law firms, financial services institutions and corporations. Kirit has personally been involved with over 60 IPOs and more than 120 M&A deals, representing a cumulative value of over $60 billion.

Kirit’s hotel experience has involved everything from acquisitions, dispositions and development to financing and marketing. Kirit’s background with Corporate America and his entrepreneurial spirit, give him a unique perspective in today’s dynamic and competitive hotel market.

After co-founding HAP, Kirit helped co-found ROHM Group. HAP is the hotel/real estate consulting and investment arm and ROHM is the hotel management arm. ROHM has grown over the years and has and continues to successfully manage hotels nationally. HAP has been involved in a number of hotel and real estate transactions, nationally, with an aggregate market value of over $300 million.

Ketan Patel

Principal & Co-Founder

Ketan has spent over twenty five years in the hotel business. His experience encompasses everything from development, renovations, operations, and acquisitions/disposition. Ketan has been entrusted by publicly traded banks to individual hotel owners to handle hotel operations.

Born in Wolverhampton, England, Ketan Patel and his family moved to Apalachicola, Fla., in 1981. There they purchased their first property, a 26-unit independent motel. After graduating from Florida State University in 1998 with a degree in finance and real estate, Ketan jumped right into the hotel business.

Ketan’s passion for the hospitality industry is further evidenced by his active roles on Boards and committees for AAHOA, IHG and other franchise sub-committees.

Ketan is co-founder of ROHM Group, LLC and HAP, LLC. ROHM Group is a hotel management company focused on the management of limited, select and full-service hotels. HAP is the hotel consulting and investment arm. ROHM has grown over the years and has and continues to successfully manage hotels nationally.
